Imperial Suites is one of the leading providers of corporate suites in Canada and has been in operation for over twenty years. We pride ourselves on being an honest, personable team with the goal of never being the largest operator in Canada; rather, to expand our operations city-by-city. We will maintain a level of furnished suites without extending ourselves beyond a size that poses a threat to maintaining our occupancy. We have a “3-win strategy” which aims to surpass the expectations of our guests, our owners and our team. We ensure to maintain a positive relationship with all building managers: we get to know the individuals, we respect their rules, and we are kept up-to-date of all building changes.
Honesty – We promise to provide you with truthful, honest answers whether you're in our program or not. We are an experienced team in this industry and can quickly determine what is best for you and your investment. If we do not believe we can provide you with the results you need, we will tell you.
Quality – To stay competitive, our suites have to maintain a professional image, as they will need this quality to ensure future growth. We are therefore committed to maintaining the suites at a high level and our weekly housekeeping service is a way of not only delivering good service but regulating an inspection process to avoid excessive damage to the suite.
Security – We get to know our guests. We have various ways of doing this prior to arrival. Our meet and greet service on arrival and our weekly housekeeping service are our continuous security of the apartment throughout the stay.
Communication – Owners are provided a report and paid on a monthly basis. Owners are contacted when their input is required on major issues or for major rate change approval.
Involvement – After takeover, the owner has virtually no further involvement with the property. We welcome, with 24-hour notice, an inspection of the property during business hours, to allow the owner to confirm that their asset is in a good state of repair.
Furnished Lease Agreement: This program is appealing to owners willing to risk the fixed income in order to enjoy a profit-sharing program which will yield a higher return than doing a standard lease. In this program the owner is required to furnish the apartment to the standard accepted in order to fit the Imperial Suites marketing program. We encourage our investors to use our services to fully equip the location, as we have the expertise to know what works in the program.
Standard Lease Arrangement: We sign a lease with the owner for a fixed term and furnish the suite to our standard. We then market the product to our triple “A” accounts to sub-let the unit on a shorter term, as most requirements are for thirty to sixty days.
