How our rental partnerships work:

We offer two different partnership programs depending on your needs and property.

  • Furnished Lease Agreement

    Suites furnished to Imperial Suites standards are able to join this program. This partnership offers higher returns that are variable based on occupancy.

  • Standard Lease Agreement

    Unfurnished or furnished suites are able to join this program. This partnership offers property owners lower returns but at a fixed rental rate on a monthly basis.

FAQs

  • What is the difference between the Furnished Lease Agreement and the Standard Lease Agreement?

    Our furnished lease agreement offers a higher return, though it varies based on revenue and occupancy.

    The standard lease agreement offers a steadier, lower return with a fixed monthly rate. This rate can be for either an unfurnished or furnished apartment, determined when you sign the contract.

    At Imperial Suites, we manage both types of leases and can inform you about their availability when you inquire.

  • Do I have to provide a lease to Imperial Suites?

    For the Furnished Lease Agreement, we at Imperial Suites provide the documentation for the owner to agree to and sign.

    For the Standard Lease Agreement, you the owner provide acceptable documentation for Imperial Suites to sign for a long-term rental agreement.

     

  • What is the minimum lease requirement to partner with Imperial Suites?

    The minimum furnished lease requirement is two years to protect tenants. However, if your plans change and there are no current or future bookings, you are welcome to take your suite back at any time.

    Imperial Suites is a marketing company that offers professionally designed apartments that require time and investment to bring into the program. If you are looking for weekend rental options for your property, we are not the ideal fit as most of our tenants are business travelers whose stays average 30-90 nights.

  • If I join the Imperial Suites Owner Program, can I advertise on my own?

    You are welcome to advertise your property through word of mouth or on sites not used by Imperial Suites with the same information, rates, and photos we provide. However, all requests and reservations must be made through our team to ensure proper procedures and screening processes are maintained.

  • Will you pay a commission for referrals of bookings that come from me?

    Yes, we offer owners various commissions for referrals depending on the suite booked by the referral. Please contact the General Manager for more information.

  • Can I access my suite?

    Owners are welcome to do one annual tour of their condo or home free of charge. This tour must be arranged in advance and must be conducted during business hours. Additional tours may be arranged but are subject to a fee.

    Owners are not permitted at any time to enter the property without providing proper notice of entry.

  • Can I stay in my property?

    Owners are welcome to stay in their condo or home, however, they must request the availability through Imperial Suites.

    Availability cannot be guaranteed in advance, as the existing tenant may want to extend their stay. If this should happen, Imperial Suites will offer alternative solutions that are comparable to your unit. Owners are subject to a cleaning fee which will be confirmed at the time of booking.

  • How and when do I get paid?

    Owners are paid by electronic transfer of funds to their bank account. Payment is done within the 4th week of the following month.

  • How do I know how much money my suite was rented for?

    All owners are provided with a payout report at the end of each month providing a breakdown for each suite managed by Imperial Suites. The breakdown includes the number of nights rented, the rate with the deductions outlined and the total amount to be deposited.

  • Why is there a difference between my last payout report and this month’s?

    Revenue varies month-to-month depending on the time of year, occupancy, guest length of stay, and volume of booking.

  • My current residence is not furnished, do I need to furnish it?

    You are welcome to furnish the condo or home on your own, however, you must follow the guidelines of Imperial Suites standards and quality.

    We recommend allowing Imperial Suites to manage the furnishings completely, which will allow you access to our preferred rates with supplies and ensure it is completed to our standards.

  • My current residence is furnished, do I need to remove the furniture or change it?

    Imperial Suites adheres to strict standards for our inventory. We may consider including some of your existing furnishings, but only if they are in good condition and meet our recent quality criteria.

  • How often do furnishings and supplies get replaced? Who pays for replacements?

    On average, furnishings in our inventory typically need replacing every five years, with items like mattresses being replaced more frequently.

    Minor inventory updates will be made and deducted from your payouts. For major replacements, we’ll get your approval beforehand, giving you time to plan financially.
